A Practical Example of How EOI Allocation Works
Imagine that during a meeting with Emaar, we learn that the developer is preparing to launch a new residential building in Emaar South. At this stage, only limited information is available. We know the project’s location, the estimated starting prices, and that the development will contain approximately 180 units. For example, one-bedroom apartments are expected to start from around AED 1.1 million, while two-bedroom apartments start from approximately AED 1.8 million. The required EOI amount is AED 50,000.
After analysing the project, we believe it offers strong investment potential because of its attractive launch prices and the long-term growth prospects of Emaar South. Based on our recommendation, one of our investors decides to purchase two apartments, so we submit two EOIs on the investor’s behalf.
Before the official launch, we learn that 224 EOIs have already been submitted ahead of ours. Since the project contains only 180 units, demand already exceeds the available inventory. This does not automatically mean that we will not secure a property. However, it does mean that not every applicant will receive a unit, and some buyers may miss out on their preferred property.
On the launch day, buyers or their RERA-licensed real estate advisors are invited to select available units according to the developer’s allocation system. As each applicant completes their selection, the remaining inventory becomes smaller.
When our turn arrives, only one apartment still matches our investment criteria. Therefore, we proceed with the reservation of that unit and continue with the purchase. Since no suitable second apartment is available, we decide not to use the second EOI. In accordance with the developer’s EOI policy, we request a refund of the second EOI amount. Some developers may also allow buyers to apply that amount towards another property purchase instead.
After reserving the apartment, we sign the Sale and Purchase Agreement (SPA), complete the booking payment, and continue with the agreed payment plan.
This example clearly demonstrates that submitting an EOI does not guarantee that you will receive a property. However, buyers who do not submit an EOI—or who submit it too late—may have little or no opportunity to participate in the initial allocation, particularly for projects where demand significantly exceeds the available inventory.
